Whether the land is agricultural in nature by checking the data banks prepared by the government as per the Paddy Conservation Act 2008.

Verify the title deeds and see that the property has got a clear and valid marketable title
Location of the property and proximity to bus routes, market places, places of worship, educational institutions, etc as this affects the level of conveyance chargeappreciation of the property
